Monthly Update
Six detached, four semi-detached, and one attached home changed hands in Davisville Village last month, a 57.1% increase compared to 7 home sales in the same month last year. The average value of those eleven homes decreased by 12.3% from last year’s $1,791,429 to $1,571,909. Detached homes were valued at an average price of $1,818,333, a 4.2% drop from last year’s $1,898,167. Value for semis, however, increased 9.4% from last year’s $1,151,000 to $1,259,000.
Year-To-Date Update
For the first seven months, sixty-nine homes were sold in 2018, a 39.5% drop compared to the year-to-date July 2017 sales which was at 114. Thirty-seven detached homes changed hands so far with an average value of $1,756,401 or a 3.2% decrease compared to $1,813,980 for sixty-four detached homes sold within the first seven months of 2017. Semi-detached home sales also decreased 35.7% from forty-two to twenty-seven while value dropped 14.0% from $1,439,982 last year to $1,237,945.
Home values drop 4% over last year in Davisville Village!
As of August 3rd, 2018, there are 19 homes available in the Davisville Village area. These homes range in price from $999,000 for a semi on Balliol Street (63 days on the market) to $3,449,000 for a detached home on Cuthbert Crescent (24 days on the market).
Last month, 11 homes sold in Davisville, including 6 detached, 4 semis, and 1 attached home. The average time to sell a home was 19 days; one home on Davisville Avenue sold on the day it was listed, while the longest lasted 50 days on the market. This doesn't include the 7 homes that had been listed for more than 30 days or the 9 homes that were listed in the month of July and are not selling at their current listed prices.
5 of the 11 July home sales sold at or above their listed price. The highest-selling home was a detached 4-bedroom, 5-bathroom home on a 28 x 144 - foot lot with a private drive and garage on Hillsdale Avenue East. It sold for $2,940,000 (99% of the asking price). It was followed by a home on Hoyle Avenue which sold for $2,100,000 (11% above the asking price).
Entry into the Davisville Village market now requires buyers to spend over a million dollars for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
