Monthly Update
Eight detached and two semi-detached homes changed hands in Davisville Village in May, a 64.3% drop compared to 28 home sales in the same month last year. The average value of those ten homes decreased by 8.2% from last year’s $1,614,093 to $1,481,153 The detached homes were valued at an average price of $1,544,500, a 17% drop from last year’s $1,860,307. Value for semis dropped 7.2% from last year’s $1,322,700 to $1,227,765.

Year-To-Date Update
For the first five months of 2018, forty-one homes were sold, a 51.8% drop compared to the year-to-date May 2017 sales which was at 85. Twenty-four detached homes changed hands so far with an average value of $1,784,877 or a 2.7% decrease compared to $1,834,946 for forty-three detached homes sold within the first five months of 2017. Semi-detached home sales also decreased 58.8% from thirty-four to fourteen while value dropped 15.8% from $1,471,640 last year to $1,238,966.

Davisville Village home values up by 2.4 % over last year!

As of June 4, 2018, there are 28 homes available in the Davisville  Village area. These homes range in price from $899,000 for a semi on  Millwood Road (1 day on the market) to $2,730,000 for a detached with a garage on Belsize Drive (107 days on the market).

In May, 10 homes sold in Davisville, including 8 detached and 2 semis. The average time to sell a home was 7 days;  two homes took only 1 day, while the longest lasted 14 days on the market. This doesn't include the 12 homes that had been listed for more than 30 days or the 13 homes that were listed in the month of May and are not selling at their current listed prices.

All but 4 of the 10 May home sales sold at or above their listed price. The highest-selling home was a newer detached 3-bedroom home on a 25 x 127-foot Hillsdale Avenue East lot, with a private drive and garage. It sold for $2,225,000 (20% above the asking price). It was followed by a home on Marmot Street, which sold for  $1,760,000 (4% above the asking price). 

Entry into the Davisville Village market now requires buyers to spend over a  million dollars. Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes
