Monthly Update
Three detached, four semi-detached, and one attached home changed hands in Davisville Village last month, marking a 55.6% drop over the 18 home sales we saw in September of last year. The average value of those eight homes decreased to $1,453,600, a 9.1% drop from last year’s September mean of $1,599,746. This September, detached homes were valued at an average price of $1,771,667, a 0.7% decrease from last year’s $1,784,336. Value for semis, however, increased by 0.8% to $1,240,950, up from the $1,230,567 average we saw last September.
Year-To-Date Update
Over the first three quarters of 2018, 82 homes were sold in Davisville Village. This marks a 41.4% drop compared to the year-to-date September 2017 sales figures, which saw 140 completed transactions. Forty-one detached homes have changed hands so far this year, with an average value of $1,751,753. This is a 2% decrease compared to the average sale price of $1,787,643 for the 82 detached homes that changed hands in the first nine months of 2017. Semi-detached home sales decreased 30.0% compared to last year, falling from 50 sales to just 35. Average value also declined 13.2% from 2017, from $1,406,203 to $1,220,238.
Home values drop 5.5 % over last year in Davisville Village!
As of October 5, 2018, there are 22 homes available in the Davisville Village area. These homes range in price from $899,000 for a semi on Balliol Street (4 days on the market) to $3,188,000 for a detached home on Soudan Avenue (9 days on the market).
Last month, eight homes sold in Davisville, including three detached, four semi-detached, and one attached home. The average time to sell a home was 36 days; one home on Soudan Avenue sold five days after it was listed, while the longest lasted 162 days on the market. This doesn't include the three homes that had been listed for more than 30 days or the 13 homes that were listed in the month of September and are not selling at their current listed prices.
Two of the eight September home sales sold at or above their listed price. The most valuable Davisville Village home sale of the month was a detached 4-bedroom, 5-bathroom home on a 24.25’ x 125’ lot on Belsize Drive. It sold for $2,395,000 (96% of the asking price). It was followed by a home on the same street which sold for $1,650,000 (98% of the asking price).
Entry into the Davisville Village market now requires buyers to spend over a million dollars for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as a main driver of competitive bidding.
