Lawrence Park Home sales report and statistics for January 2018  from Jethro Seymour, Top Midtown Toronto Realtor

As of June 4th, 2018, there are 12 homes available in the Lawrence Park area, ranging in price from $1,876,000 for a detached home on Lawrence  Avenue East (21 days on the market) to $8,895,000 for a detached home on  Blyth Hill Road (35 days on the market).

In May, 6 homes sold in  Lawrence Park, and all 6 were detached. The average time to sell a home was 15 days, with the fastest home sale being a 152 Strathgowan Avenue property, which sold two days after it was listed. The longest-lasting property sold 37 days after being listed. These figures don’t include the 7 homes that have been listed for more than 30 days, or the 5 homes that were listed in the month of May and are not selling at their current listed prices.

Four of the 6 May home sales sold at or above their listed price. The highest selling home was a  detached 4-bedroom, 6-bathroom home on a 50 x  150-foot lot on Rochester Avenue, with a double private drive and garage. It sold for $5,425,000 (94% of the asking price) and was followed by a home on St. Ives Crescent which sold for $4,195,000. Both were magnificent homes.

Entry into the  Lawrence Park market now requires buyers to spend over $1,800,000  dollars. The average sale price over the last 17 months (January 1, 2017 to May 31, 2018) has been $3,806,640, and those homes averaged 3%  above their asking prices. Comparing May 2018 to May 2017, we see that last year was far busier, with 10 homes selling for an average of 1% above their asking prices.

Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes.
