Home sales have decreased in Leaside & Bennington Heights

Monthly Update

Fifteen homes changed hands in the neighbourhood this past March, which has the same number in home sales from 2017.  Twelve of these were detached homes and sold for an average dollar value of $1,890,577, a 14% decrease from the past year’s peak of $2,197,417.  Three semi-detached homes were sold in the neighbourhood for an average dollar value of $1,182,667. Semi-detached homes in Leaside represent about 10% of the housing stock. 

Three Leaside bungalows sold in March, ranging from a renovated home on Sutherland which sold for $1,570,000 on a 31' x 130' lot, to a 32' x 130' lot on Randolph Road which sold for $1,650,000 after being on the market for 17 days.

Year-to-Date Update

2018’s 26 homes were down 11.4% to $1,745,423, compared to the 33 homes that sold in the first three months of 2017. The average detached home value also declined from last year’s  $2,162,543  to $1,853,773 in 2018, representing a 14.3% decline.  Keep in mind these figures are only for the first three months of the year.
