Monthly Update
Eight homes changed hands in the neighbourhood last month, a 20% decrease compared to 10 home sales in the same month last year.  Five of these were detached homes and sold for an average dollar value of $1,669,160, a  6.6% drop from the past year’s peak of $1,787,333. Two semi-detached homes were sold in the neighbourhood for an average dollar value of $1,342,825.

Year-To-Date Update
This year’s 82 homes were down 4% in dollar value from $1,872,500 to  $1,796,983, compared to the 106 homes that sold in the first seven months of 2017. The average detached home value also fell from last year’s $2,069,601 to $1,953,063 in 2018, indicating a 5.6% decline.  These figures; however, are only for the first seven months of the year.

As of August 3rd, 2018, there are 33 homes available in the Leaside (C11)   area, ranging in price from $1,180,000
for a detached home on Eglinton Avenue East  (9 days on the market) to $4,995,000 for an exquisite detached home with a garage on Douglas Crescent (71 days on the market). 

Last month, 8 homes sold in Leaside, including 5 detached, 2 semi-detached, and one attached home.  The average time to sell a home was 15 days. One home sold out 5 days after it was listed while the longest lasted 31 days. This doesn't include the 11 homes that have been listed for more than 30 days or the 22 homes that were listed in the month of July and are not selling at their current listed prices.

Only one of the 8 July home sales sold at or above their listed price. The highest selling home was a detached  4-bedroom, 4-bathroom home on a 40 x 130 - foot lot, with a private drive and garage. It sold for $2,225,000 or 95% of the listing price on Brentcliffe Road. This was followed by a home on Mcrae Drive, which sold for $1,675,000.

Entry into the Leaside market now requires buyers to spend $1,100,000 for a  semi-detached home and at least  $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
