Rosedale Home Sales Statistics for January 2018 from Jethro Seymour, Top midtown Toronto Realtor

As of July 4th, 2018, there are 13 homes available in the Rosedale  (part  of C09) area, ranging in price from $2,295,000 for a detached home on  Standish Avenue North (64 days on the market) to $19,800,000 for a specular home on Highland Avenue (72 days on the market).

In June,  8 homes sold in Rosedale; all of those were detached. The average time to sell a home was 22 days. One home sold 4 days after it was listed,  while the longest lasted 112 days.  This doesn't include the 10  homes that have been listed for more than  30 days or the 2 homes that were listed in the month of June and are not selling at their current listed prices.

Six of the 8 June home sales sold at or above their listed price. The highest-selling home was a detached 5-bedroom,   4-bathroom home on a 36 x 437-foot lot on Binscarth Road, with a  private drive. It sold for $4,875,000 (94% of the asking price). This was followed by both homes on Powell Avenue and Dunbar Road, which sold for the same price at $2,850,000. All were fantastic homes.

Entry into the  Rosedale market now requires buyers to spend over $2,100,000  dollars. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
