The 2022 calendar year saw 114 home sales in Davisville Village, down 34.9% from the 2021 total of 175 transactions. The 2022 sales included 49 detached homes, which attracted average sale prices of $2,261,810. This marked a 0.5% drop compared to the 100 detached homes that sold for an average of $2,273,564 in 2021. Semi-detached sales were also down, dropping by 7.4% from 68 to 63 homes sold over the previous year. However, semi-detached properties experienced a price increase, up by an average of 5.9% from $1,547,766 in 2021 to $1,639,436.
Last year’s most expensive home sale was a detached 5-bedroom, 5-bathroom home on a 25 x 143.9-foot lot with a private drive and garage on Hillsdale Avenue East, which sold for $3,450,000 (99% of the asking price). The least expensive home sold in Davisville Village in 2022 was a semi-detached home on Petman Avenue which sold for $1,050,000 (117 % of the asking price).
Entry into the Davisville Village market now requires buyers to spend over $1.1 million for a semi-detached home and at least $1.4 million for a detached home. Buyers continue to seek homes in midtown while low inventory persists as a main driver of competitive bidding.

Monthly Update
Five homes changed hands in Davisville Village in the final month of 2022, including two semi-detached and three detached homes. The average value of the five transactions came in at $1,864,400, marking a 14% drop from December 2021.
All but one of the December 2022 home sales sold at or above the listed asking price. The month’s highest-value transaction involved a detached 4-bedroom, 5-bathroom home on a 29 x 128.28-foot Manor Road East lot with a private drive, which sold for $3,075,000 (94% of the asking price). It was followed by a home on Balliol Street which sold for $2,400,000 (96% of the asking price).
Last month, Davisville Village homes sold in an average of 32 days. The quickest sale was a Petman Avenue property that was sold a day after it was listed, while the longest sale period was 66 days.
As of January 4, 2023, there are seven homes for sale in the Davisville Village area. They range in price from $1,488,000 for a detached home on Cleveland Street (29 days on the market) to $3,995,000 for a detached home on Carey Road (91 days on the market).
