As of January 4,  2021, there are nine homes available in the Lawrence Park area, ranging in price from $2,288,000 for a detached home on Blythwood Road (41 days on the market) to $10,000,000 for another detached home on Daneswood Road (91 days on the market). All these nine homes have been listed for more than 30 days.

Last month,  eight homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 39 days. The home on Blythwood Road sold five days after it was listed, while the longest remained on the market for 87 days.

Two of the eight homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 50 x 120-foot lot with a private drive and garage on Lawrence Crescent. It sold for $4,650,000, which was 99% of the original listing price. It was followed by another detached home on St Leonard's Avenue which sold for $4,320,000 or 96% of the asking price.

2020 brought 68 home sales in Lawrence Park, up by 70% from 40 transactions in 2019. The 2020 sales returned an average of 3.8% more in the way of dollar value, with mean transaction values rising from $3,554,842 to $3,688,669. 

Entry into the Lawrence Park market now requires buyers to spend and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
