The 2021 calendar year saw 88 home sales in Lawrence Park, up 29.4% from the 2020 total of 68 transactions. The 2021 sales included 87 detached homes, which attracted average sale prices of $4,341,961. This marked a 17.7% increase compared to the 68 detached homes that sold for an average of $3,688,669 in 2020. Is 2022 the time to buy or sell?
Last year’s most expensive home sale was a 4-bedroom, 8-bathroom detached home on a 80 x 160-foot lot with a private drive and garage on Glengowan Road, which sold for $14,590,000 (99% of the asking price). The least expensive home sold in Lawrence Park last year was a detached home on Blythwood Road which sold for $1,750,000 (97% of the asking price).
Entry into the Lawrence Park market now requires buyers to spend and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

Monthly Update
As of December 31, 2021, there are six homes available in the Lawrence Park area, ranging in price from $2,995,000 for a detached home on Dinnick Crescent (52 days on the market) to $26,900,000 for a detached home on Stratheden Road (107 days on the market).
Last month, three homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 32 days. The home on Rochester Avenue sold six days after it was listed, while the longest remained on the market for 82 days. This doesn't include the five homes that have been listed for more than 30 days and the only home that was listed in the month of December and has yet to sell for its current list price.
All three homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 50 x 150-foot lot with a private drive and garage on Rochester Avenue. It sold for $5,960,000 which was 100% of the asking price. This was followed by another detached home on Sunnydene Crescent which sold for $4,300,000 which was 108% of the initial listing price.
