As of May 4 2020, there are 14 homes available in the Lawrence Park area, ranging in price from $1,995,000 for a detached home on Lawrence Avenue East (4 days on the market) to $10,500,000 for a detached home on Daneswood Road (109 days on the market).

Last month, two homes sold in Lawrence Park, both were detached homes. The average time to sell a home was 23 days. The home on Glengowan Road sold after being listed on the market for 13 days, while the longest remained on the market for 33 days. This doesn't include the nine homes that have been listed for more than 30 days or the five homes that were listed in the month of April and are not selling at their current listed prices. 

Only one of the April home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 4-bathroom home on a 50 x 136-foot lot with a private drive and garage on Glengowan Road. It sold for $3,195,000, which was 100% of the original listing price. The other home on Blythwood Road sold for $1,750,000 or 97% of the asking price. 


Entry into the Lawrence Park market now requires buyers to spend and at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
