As of July 4, 2019, there are 21 homes available in the Lawrence Park area, ranging in price from $1,695,000 for a detached home on Lawrence Avenue East (10 days on the market) to $5,895,000 for a detached home on St. Leonard's Avenue (97 days on the market).
Last month, four homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 28 days. One home on Dawlish Avenue sold three days after it was listed, while the longest lasted 39 days. This doesn't include the 10 homes that have been listed for more than 30 days or the nine homes that were listed in the month of June and are not selling at their current listed prices.
None of the June home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 5-bathroom home on a 50 x 150- foot lot with a private drive and garage on Dawlish Avenue. It sold for $4,238,000, or 94% of the original listing price. It was followed by a home on St. Leonard's Crescent which sold for $4,060,000
or 90% of the asking price.
Entry into the Lawrence Park market now requires buyers to spend $1,200,000 for a semi-detached home and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
