As of November 3, 2022, there are 16 homes available in the Lawrence Park area, ranging in price from $2,829,000 for a detached home on Blythwood Road (19 days on the market) to $25,000,000 for a detached home on Stratheden Road (78 days on the market)

Last month,  four homes sold in Lawrence Park, including three detached homes and a fourplex. The average time to sell a home was 44 days. The home on Cheltenham Avenue sold 22 days after it was listed, while the longest remained on the market for 54 days. This doesn’t include the six homes that have been listed for more than 30 days or the 10 homes that were listed in the month of October and are not selling at their current prices.

One of the four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 6-bathroom home on a 63.71 x 238.79-foot lot with a private drive and built-in garage on Blyth Hill Road. It sold for $8,950,000, or 96% of the original listing price. This was followed by a detached home on Cheltenham Avenue which sold for $4,780,000 which was 92% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
