As of December 1, 2020, there are 14 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,995,000 for a semi-detached home on Nanton Avenue (11 days on the market) to $19,800,000 for a detached home on Park Road (614 days on the market). 

Last month, two homes sold in Rosedale and both were detached homes. The average time to sell a home was 45 days. The home on Glen Road sold 30 days after it was listed while the other home lasted 59 days on the market. This doesn't include the 10 homes that have been listed for more than 30 days or the four homes that were listed in the month of November and have yet to sell for its current list price. 

None of the homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 7-bathroom home on a 92.55 x 136.07-foot lot with a private drive and garage on Glen Road. It sold for $9,750,0000, or 93% of the original listing price. The other detached home on Whitney Avenue sold for $7,000,000 which was 94% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home and at least $2,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
