Moore Park Home sales report and statistics for December 2017  from Jethro Seymour, Top Midtown Toronto Realtor

As of June 4th, 2018, there are 6 homes available in the Moore Park  (part of C09) area, ranging in price from $1,299,000 (10 days on the market) for a duplex on  Summerhill Avenue to $5,360,000 (30 days on the market) for a detached home on Glenrose Avenue.

In May, 5 homes sold in Moore Park, 3 of those were detached. The average time to sell a home was 7 days; one home on Harper Avenue was sold 6 days after it was listed while the longest lasted  10 days. This doesn't include the 2 homes that have been listed for more than 30 days or the 4 homes that were listed in the month of May and are not selling at their current listed prices.

Three of the 5 May home sales sold above their listed price. The highest selling home was a   detached 5-bedroom, 4-bathroom home on a 50 x 191-foot lot on Rosedale Heights Drive, with a  private drive.  It sold for $4,400,000 or 98% of the asking price and was followed by a home in on Harper Avenue which sold for $3,020,000.  Both were magnificent homes.

Entry into the Moore Park market now requires buyers to spend over $1,400,000  dollars. The average sale price over the last 17 months (January 1, 2017 to May 31, 2018) has been  $2,613,094 and those homes averaged 5%  above their asking prices. 2017  was a much busier year, 9 homes sold last May averaging 6% above their asking prices.

Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes.
