Rosedale Home Sales Statistics for January 2018 from Jethro Seymour, Top midtown Toronto Realtor

As of June 4th, 2018, there are 18 homes available in the Rosedale  (part of C09) area, ranging in price from $1,299,000 for a duplex on  Summerhill Avenue (7 days on the market) to $19,800,000 for a specular home on Highland Avenue (42 days on the market).

In May,  12 homes sold in Rosedale; 5 of those were detached. The average time to sell a home was 24 days. One home on Pricefield  Road sold a day after it was listed,  while the longest lasted 93 days. This doesn't include the 10  homes that have been listed for more than 30 days or the 8 homes that were listed in the month of May and are not selling at their current listed prices.

Eight of the 12 April home sales sold at or above their listed price. The highest-selling home was a detached 5-bedroom,   6-bathroom home on a 51 x 171-foot lot on Whitney Avenue, with a  triple private drive. It sold for $4,901,000 (100% of the asking price). This was followed by a home on Douglas Drive, which sold for   $4,800,000. Both were fantastic homes.

Entry into the  Rosedale market now requires buyers to spend over $1,800,000 dollars.   The average sale price over the last 17 months (January 1, 2017 to May 31, 2018) has been $3,703,855, with these homes averaging 3%  above their asking prices upon sale. Comparing May 2018 with May 2017, we see that last year was a much busier year, with 19 homes selling last  May for an average of 6% above their asking prices. 

Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes.
