In December 2019, there was no home sale in Chaplin Estates. All homes currently listed have been on the market for more than 30 days.

As of January 3, 2020, there are three homes available in the Chaplin Estates area, ranging in price from $3,650,000 for a triplex home on Eglinton Avenue West (45 days on the market) to $4,199,000 for a detached home on Warren Road (78 days on the market).

2019 brought 40 home sales in Chaplin Estates, down by 4.8% from 42 transactions in 2018. The 2019 sales returned an average of 0.8% less in the way of dollar value, with mean transaction values falling from $2,258,333 to $2,239,804. The value declines, however, did not affect both detached and semi-detached properties, with detached homes seeing a 3% increase to $2,377,846 and semi-detached properties up by 6.5% to $1,345,378.

Entry into the Chaplin Estates market now requires buyers to spend over $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
