As of May, there are seven homes available in the Chaplin Estates area, ranging in price from $2,249,000 for a detached bungalow on Braemar Ave (4 days on the market) to $4,695,000 for a detached home on Lascelles Blvd (11 days on the market). There were four homes listed last April, selling at their current listed prices with three over 30 days.
A total of three homes were sold in the Chaplin Estates area, all of which were detached properties. The highest-selling was a detached 4-bedroom, 4-bathroom home on a 35 x 120-foot lot on Russell Hill Rd and sold for $3,895,000, which is 100% of the asking price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,300,000 for a detached home. Buyers continue to search for homes in midtown while low inventory persists, driving competitive bidding.
