As of June, there are nine homes available in the Chaplin Estates area, ranging in price from $1,799,999 for a detached home on Colin Ave (20 days on the market) to $4,695,000 for a detached home on Lascelles Blvd (40 days on the market). There were five homes listed last May, selling at their current listed prices with four listings over 30 days.
A total of three homes were sold in the Chaplin Estates area, all of which were detached properties. The highest-selling was a 4-bedroom, 4-bathroom home on a 33 x 129.91-foot lot on Oriole Pkwy and sold for $3,189,000, which is 95% of the asking price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,300,000 for a detached home. Buyers continue to search for homes in midtown while low inventory persists, driving competitive bidding.
