As of December 4, 2019, there are six homes available in the Chaplin Estates area, ranging in price from $2,798,000 for a detached home Chaplin Crescent (19 days on the market) to $5,850,000 for another detached home on the same street (77 days on the market).
Last month, two homes sold, both were detached homes. The average time to sell a home was 29 days; the home on Chaplin Crescent sold seven days after it was listed, while the longest remained on the market for 51 days. This doesn’t include the two homes that had been listed for more than 30 days or the four homes that were listed in the month of November and have yet to sell at their current listed prices.
Only one home sold at or above it's listed price last month. The highest-selling home was a detached 3-bedroom, 4-bathroom home on a 40 x 120-foot lot with a circular driveway and garage on Chaplin Crescent. It sold for $2,616,000 (109% of the asking price).
Entry into the Chaplin Estates market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
