As of November 1, 2021, there are 11 homes available in the Chaplin Estates area, ranging in price from $1,799,000 for a duplex on Braemar Avenue ( 27 days on the market) to $6,600,000 for multiplex on Eglinton Avenue West (164 days on the market).
Last month, five homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was 14 days. The home on Duplex Avenue sold a day after it was listed, while the longest remained on the market for 40 days. This doesn't include the five homes that have been listed for more than 30 days or the six homes that were listed in the month of October and have yet to sell for its current list price.
Only one of the five homes sold above its listed price. Last month’s most valuable home sale was a 4-bedroom, 4-bathroom detached home on a 40 x 133.5-foot lot with a private drive on Lascelles Boulevard. It sold for $4,500,000, which was 92% of the original listing price. This was followed by another detached home on Avenue Road which sold for $2,625,000 which was 101% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home and at least $1,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
