As of September 30, 2021, there are eight homes available in the Chaplin Estates area, ranging in price from $1,800,000 for a detached home on Lascelles Boulevard (76 days on the market) to $6,600,000 for multiplex on Eglinton Avenue West (132 days on the market).
Last month, five homes sold in Chaplin Estates, including four detached homes and a multiplex. The average time to sell a home was 9 days. The home on Tarlton Road sold two days after it was listed, while the longest remained on the market for 24 days. This doesn't include the three homes that have been listed for more than 30 days or the five homes that were listed in the month of September and have yet to sell for its current list price.
Two of the five homes sold at or above their listed price. Last month’s most valuable home sale was a 4-bedroom, 4-bathroom detached home on a 35 x 124-foot lot with a private drive on Tarlton Road. It sold for $3,115,000, which was 99% of the original listing price. This was followed by a multiplex on Braemar Avenue which sold for $2,730,000 which was 98% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home and at least $1,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
