As of July 4, 2019, there are two homes available in the Moore Park area, ranging in price from $1,618,000 for a semi-detached home on Moore Avenue (268 days on the market) to $2,629,000 for a detached home on Rose Park Crescent (52 days on the market).
Last month, seven homes sold in Moore Park, including six detached and one semi-detached home. The average time to sell a home was 8 days. The home on Old Bridle Path sold five days after it was listed, while the longest lasted 13 days. This doesn't include the two homes that have been listed for more than 30 days.
Two of the June home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 4-bathroom home on 45 x 144.9-foot lot with a private drive on Rose Park Drive. It sold for $2,890,000, or 100% of the original listing price. It was followed by the Inglewood Drive home which sold for $2,705,000, or 113% of the asking price.
Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
