As of December 1, 2021, there are two homes available in the Moore Park area, ranging in price from $2,849,000 for a detached home on Mount Pleasant Road (70 days on the market) to $7,500,000 for a detached home on Inglewood Drive (8 days on the market).
Last month, five homes sold in Moore Park, all were detached homes. The average time to sell a home was eight days. The home on Hudson Drive sold on the day it was listed, while the other home remained on the market for 15 days. This doesn't include the only home that has been listed for more than 30 days or the other home that was listed in the month of November and has yet to sell for its current list price.
Two of the five November home sales sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 50 x 125-foot lot with a private drive on Errington Avenue. It sold for $5,500,000 which was 92% of the asking price. This was followed by another detached home on Inglewood Drive which sold for $5,000,000 which was 102% of the initial listing price.
Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
