As of November 1, 2021, there are nine homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,750,000 for a semi-detached home on Mathersfield Drive (19 days on the market) to $8,995,000 for a detached home on Cluny Drive (147 days on the market). 

Last month,  six homes sold in Rosedale, including four detached and two semi-detached homes. . The average time to sell a home was 29 days. The home on Glen Road sold four days after it was listed while longest remained on the market for  108 days. This doesn't include the four homes that have been listed for more than 30 days or the five homes that were listed in the month of October and have yet to sell for its current list price. 

Four of the six homes sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 6-bathroom home on a 50 x 184.14-foot lot with a private drive and garage on South Drive. It sold for $11,600,000, or 91% of the original listing price. This was followed by another detached home on Chestnut Park Road which sold for $8,332,000 which was 128% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
