Monthly Update
Eleven homes changed hands in Leaside & Bennington Heights in the second month of 2019, including nine detached, one semi-detached, and one attached home. This marks a 37.5% increase over the eight home sales we saw in February of last year. However, the average value of those 11 homes dropped to $1,692,729, a 0.6% decrease from last year’s February mean of $1,702,134. Last month, detached homes were valued at an average price of $1,200,000, a 14.3% increase from last February’s average of $1,050,000.
Year-To-Date Update
Over the first two months of 2019, 15 homes have changed hands in Leaside & Bennington Heights. This marks a 36.4% rise compared to the year-to-date February 2018 sales figures, which saw 11 completed transactions. Eleven detached homes have changed hands so far this year, with an average value of $1,833,373. This is a 1.3% increase compared to the average sale price of $1,809,608 for the 10 detached homes that changed hands in the first two months of 2018. Semi-detached home sales increased by 100% compared to last year, rising from one sale to two. Average value also increased 13.1% from 2018, from $1,050,000 to $1,187,500.
Leaside & Bennington Heights home sales up by 37.5% in 2019!
As of March 4, 2019, there are 23 homes on the market in the Leaside (C11) area, ranging in price from $1,069,000 for a semi-detached home on Eglinton Avenue East (48 days on the market) to $4,799,000 for a beautiful detached home on Douglas Crescent (13 days on the market).
Last month, 11 homes sold in Leaside, including nine detached, one semi-detached, and one attached home. The average time to sell a home was 28 days. One home on Rumsey Road sold the same day it was listed, while the longest lasted 166 days. This doesn't include the nine homes that have been listed for more than 30 days or the 13 homes that were listed in the month of February and are not selling at their current prices. Four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 36.09' x 139' lot with a private drive on Bessborough Drive. It sold for $3,013,000, or 81% of the original listing price. It was followed by a home on Laird Drive which sold for $2,388,000 or 109% of the asking price.
Entry into the Leaside market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as a main driver of competitive bidding.
