LEASIDE SEES 9% PRICE INCREASE THIS WINTER
In Leaside, five homes recently sold, including two detached and two semi-detached properties.
Although none of these December sales sold at or above their asking price, the average transaction value was $2,029,745, showing a remarkable 9.1% price increase compared to December 2023's average of $1,860,000.
The highest sale was a 4-bedroom, 6-bathroom home on a 32 x 135-ft lot on Divadale Dr, which sold for $3,150,000 at 95% of the asking price with 33 days on the market.
As of January 1st, there are 13 homes for sale in Leaside ranging in price from $1,529,000 for a semi-detached home on Vanderhoof Ave to $4,880,000 for a detached on Glenvale Blvd.
As the housing market excitedly gears up for the new year and the Bank of Canada's recent prime rate reduction to 3.25%, we anticipate a positive impact on the real estate market!
