Monthly Update
As of January 4, 2021, there are two homes available in the Chaplin Estates area, ranging in price from $2,975,000 for a townhouse on Chaplin Crescent (53 days on the market) to $3,589,900 for a detached home on Oriole Parkway (21 days on the market).
Last month, the average Chaplin Estates home sold after 45 days on the market. A Chaplin Crescent home sold three days after it was listed, while the longest remained on the market for 106 days. This doesn’t include the only home that has been listed for more than 30 days or the other home that was listed in the month of November and is not selling at its current price.
Two of the five properties sold at or above their listed prices last month. December 2020’s most valuable Chaplin Estates featured a 6-bedroom, 3-bathroom duplex on a 39.99 x 110-foot lot with a mutual drive and garage on Highbourne Road. It sold after 106 days on the market for $2,602,000, or 90% of the original listing price. This was followed by a home on Braemar Avenue, which changed hands for $2,542,000 which was 98% of the original listing price.

2020 brought 34 home sales in Chaplin Estates, down by 15% from 40 transactions in 2019. The 2020 sales returned an average of 8.4% more in the way of dollar value, with mean transaction values rising from $2,239,804 to $2,428,353. This year's sales included 31 detached homes, which returned average sale prices of $2,479,419. This marked a 4.3% increase compared to the same number of homes that sold for an average of $2,377,846 in 2019.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,600,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
