The 2022 calendar year saw 51 home sales in Chaplin Estates, up 15.9% from the 2021 total of 46 transactions. The 2022 sales included 38 detached homes, which attracted average sale prices of $2,985,216. This marked a 13.9% increase compared to the 37 detached homes that sold for an average of $2,599,942 in 2021. However, semi-detached properties experienced a price decrease, down by an average of 12.7% from $1,808,000 in 2021 to $1,578,000.
Last year’s most expensive home sale was a 4-bedroom, 7-bathroom detached home on a 35.5 x 124-foot lot with a private drive and garage on Elmsthorpe Avenue, which sold for $5,500,000 (100% of the asking price). The least expensive home sold in Chaplin Estates in 2022 was a semi-detached home on Duplex Avenue which sold for $1,080,000 (108% of the asking price).
Entry into the Chaplin Estates market now requires buyers to spend at least $2,000,000 for a detached home and at least $1,700,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.

As of January 4, 2023, there are two homes available in the Chaplin Estates area, ranging in price from $2,999,000 for a triplex on Eglinton Avenue West ( 71 days on the market) to $4,895,000 for detached home on Oriole Parkway (91 days on the market).
Last month, there was no home sale in Chaplin Estates.
