As of September 1, 2022, there are nine homes available in the Chaplin Estates area, ranging in price from $2,249,000 for a detached home on Chaplin Crescent (17 days on the market) to $5,280,000 for detached home on Tarlton Road (2 days on the market).
Last month, two homes sold in Chaplin Estates, including one detached and one multiplex home. The average time to sell a home was eight days. The home on Warren Road sold two days after it was listed, while the other home remained on the market for 14 days. This doesn’t include the three homes that have been listed for more than 30 days or the six homes that were listed in the month of August and are not selling at their current prices.
Only one home sold at or above their initial asking prices. Last month’s most valuable home sale was an 8-bedroom, 5-bathroom multiplex home on a 46 x 110-foot lot with a mutual drive and detached garage on Highbourne Road. It sold for $2,800,000, which was 88% of the original listing price. The other home on Warren Road sold for $2,485,000 which was 100% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
