As of March 5, 2020, there are three homes available in the Chaplin Estates area, ranging in price from $2,749,000 for a detached home on Braemar Avenue (9 days on the market) to $3,998,000 for another detached home on Warren Road (38 days on the market).
Last month, Chaplin Estates properties sold at an average of five days after listing. A home on Hillsdale Avenue West sold two days after it was listed, while the longest remained on the market for 9 days. This doesn’t include the three homes that have been listed for more than 30 days or the two homes that were listed in the month of February and have yet to sell at their current prices.
Two homes sold at or above their initial asking prices. Last month’s most valuable sale involved a detached 4-bedroom, 4-bathroom home on a 65 x 120-foot lot, with a private drive and garage on Chaplin Crescent. It sold for $2,700,000 which was 96% of the initial asking price. It was followed by a home on Eastbourne Avenue which sold for $1,918,000 which was 110% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
