As of February 3, 2020, there are three homes available in the Chaplin Estates area, ranging in price from $2,798,000 for a detached home on Chaplin Crescent (4 days on the market) to $3,998,000 for another detached home on Warren Road (7 days on the market).
Last month, only one home sold. It sold two days after it was listed and was a detached 3-bedroom, 4-bathroom home on a 30 x 104-foot lot with a private drive on Colin Avenue. It sold for $2,100,000 (111% of the asking price). This doesn’t include the single home that has been listed for more than 30 days or the two homes that were listed in the month of January and have yet to sell at their current listed prices.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
