Monthly Update
Six homes changed hands in Davisville Village in the final month of 2019, including one attached, two semi-detached, and three detached homes. The average value of the six transactions came in at $1,333,333, marking an 18.7% decline from December 2018.
Only one of the six December 2019 home sales sold at or above the listed asking price. The month’s highest-value transaction involved a detached 4-bedroom, 4-bathroom home on a 25 x 157-foot Soudan Avenue lot with a mutual driveway and garage, which sold for $1,625,000 (120% of the asking price). It was followed by a home on Merton Street which sold for $1,475,000 (99% of the asking price).
In December 2019, Davisville Village homes sold in an average of 27 days. The quickest sale was a Soudan Avenue property that was sold 10 days after it was listed, while the longest sale period was 12 days.
As of January 3, 2020, there are five homes for sale in the Davisville Village area. They range in price from $2,455,000 for a detached home on Millwood Road (14 days on the market) to $3,195,000 for another detached home on Belsize Drive (67 days on the market).

The 2019 calendar year saw 127 home sales in Davisville Village, up 16.5% from the 2018 total of 109 transactions. The 2019 sales included 60 detached homes, which attracted average sale prices of $1,840,260. This marked a 3.6% increase compared to the 57 detached homes that sold for an average of $1,776,892 in 2018. Semi-detached sales were also up in 2019, increasing by 41.9% over the previous year. Semi-detached properties also experienced a price increase, rising an average of 6.4% from $1,261,627 in 2018 to $1,346,681. Is 2020 the time to buy or sell?
Entry into the Davisville Village market now requires buyers to spend over $1 million for a semi-detached home and at least $1.2 million for a detached home. Buyers continue to seek homes in midtown while low inventory persists as a main driver of competitive bidding.
