Monthly Update
Five houses got new owners in Davisville Village last month, including two detached and three semi-detached homes. This marks a 76.2% drop compared to the 21 homes sold from the same month of last year. The average value of the May 2020 transactions was $1,700,800, marking a 2.9% decline from last year’s May mean of $1,750,714.
Year-To-Date Update
For the first five months of 2020, 32 homes have sold in Davisville Village. This marks a 39.6% drop compared to year-to-date sales figures through May 2019, which saw 53 completed transactions. Seventeen detached homes have found new owners so far this year, with average sale prices of $2,078,871. This is a 5.2% increase over the 2019 year-to-date mean of $1,976,980. The average value of semi-detached homes also increased by 16.1% compared to the year-to-date mean through May 2019, rising from $1,361,885 to $1,581,108.
Davisville Village home values up by 3.6% over last year!
As of June 1, 2020, there are 20 homes on the market in the Davisville Village area. These homes range in price from $1,298,000 for semi-detached home on Lemay Road (5 days on the market) to $3,495,000 for a semi-detached home on Thurloe Avenue which has been just relisted.
Last month, the average Davisville home sold after eight days on the market. A Millwood Road home sold two days after it was listed, while the longest remained on the market for 15 days. This doesn’t include the six homes that have been listed for more than 30 days or the 12 homes that were listed in the month of May and are not selling at their current prices.
Three of the five May home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 125-foot lot with a front yard drive on Tilson Road. We sold it for $2,375,000 which was 95% of the asking price. It was followed by a semi-detached home on Manor Road East which sold for $1,800,000 which was 97% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least$1,600,000 for a detached home.
