Monthly Update
Twelve houses got new owners in Davisville Village last month, including six detached and six semi-detached homes, nearly twice the seven home sales we saw in November of last year. The average value of the November 2019 transactions was $1,601,208, marking a 2.2% increase from last year’s November mean of $1,650,714. However, the average value of detached homes dropped last month, generating average sale prices of $1,927,500 for a 6.6% decrease over last year’s November average of $1,715,000.
Year-To-Date Update
As we head towards the end of 2019, 122 homes have sold in Davisville Village as we approach the year-end. This marks a 19.6% increase compared to year-to-date sales figures through November 2018, which saw 102 completed transactions. Fifty-eight detached homes have found new owners so far this year, with average sale prices of $1,847,010. This is a 2.8% increase over the 2018 year-to-date mean of $1,797,574. Semi-detached home transactions also increased by 43.9% compared to last year, rising from 41 sales to 59. The average value of semi-detached homes also increased by 8.6% compared to the year-to-date mean through November 2018, rising from $1,244,471 to $1,351,060.
Davisville Village November home sales are up 71.4% over November 2018!
As of December 4th, 2019, there are 13 homes on the market in the Davisville Village area. These homes range in price from $1,049,000 for a detached home on Balliol Street (21 days on the market) to $3,195,000 for a detached home on Belsize Drive (38 days on the market).
Last month, the average Davisville home sold after 14 days on the market. A Manor Road home sold three days after it was listed, while the longest remained on the market for 69 days. This doesn’t include the five homes that had been listed for more than 30 days or the six homes that were listed in the month of November and are not selling at their current prices.
Seven of the November 2019 home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30’ x 125’ lot with a private drive and garage on Whitewood Road. It sold for $3,050,000 which was 98% of the asking price. It was followed by a home on Manor Road which sold for $2,360,000 which was 91% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
