Monthly Update
December 2019 saw seven homes change hands in Leaside & Bennington Heights, marking a 75% increase over the four sales that took place in December 2018. All of this year’s December transactions involved detached homes, which elicited average sale prices of $1,815,143 for a 12.2% drop over last year’s peak of $2,068,184.
The average Leaside home lasted 30 days on the market last month, with the fastest sale occurring two days after listing and the slowest taking 92 days to complete.
Two of the seven December 2019 properties sold at or above their listed prices. Last month’s most valuable Leaside transaction featured a detached 4-bedroom, 5-bathroom home on a 31.5 x 135-foot Broadway Avenue lot with a private driveway and garage. It sold for $2,850,000 or 95% of the original listing price. This was followed by a home on Laird Drive, which changed hands for $2,150,000.
As of January 3, 2020, the Leaside (C11) area features eight homes for sale, with prices ranging from $1,395,000 for a semi-detached home on Vanderhoof Avenue (42 days on the market) to $4,200,000 for a spectacular detached home on Douglas Crescent (83 days on the market).

2019 brought 166 home sales in Leaside & Bennington Heights, up by 25.8% from 132 transactions in 2018. The 2019 sales returned an average of 6.3% more in the way of dollar value, with mean transaction values rising from $1,835,670 to $1,951,217. The 2019 sales included 124 detached homes, which returned average sale prices of $2,181,844. This marked a 9% increase compared to the 103 detached homes that sold for an average of $2,002,318 in 2018.
Entry into the Leaside market now requires buyers to spend $1 million for a semi-detached home and at least $1.2 million for a detached home. Buyers continue to look for homes in the coveted midtown area while low inventory persists as a key catalyst of competitive bidding.
