Leaside & Bennington Heights Annual Home Sales 2020
Monthly Update
December 2020 saw 10 homes change hands in Leaside & Bennington Heights, marking a 42.9% increase over the seven sales that took place in December 2019. This year’s December transactions involved eight detached and two semi-detached homes. The average value of the 10 transactions came in at $2,052,200, marking a 13.1% increase from December 2019.
Seven of the 10 properties sold at or above their listed prices last month. December 2020’s most valuable Leaside transaction featured a detached 4-bedroom, 4-bathroom home on a 38.68 x 100-foot Leacrest Road lot with a private drive and garage. It sold for $2,575,000 or 97% of the original listing price. This was followed by a home on Tanager Avenue, which changed hands for $2,525,000.
As of January 4, 2021, there are six homes for sale in the Leaside & Bennington Heights area. They range in price from $1,588,000 for a semi-detached home on Laird Drive (56 days on the market) to $6,495,000 for a detached home on Lumley Avenue (56 days on the market).

2020 brought 149 home sales in Leaside & Bennington Heights, down by 10.2% from 166 transactions in 2019. The 2020 sales returned an average of 7.9% more in the way of dollar value, with mean transaction values rising from $1,951,217 to $2,104,855. This year's sales included 116 detached homes, which returned average sale prices of $2,310,783. This marked a 5.9% increase compared to the 124 detached homes that sold for an average of $2,181,844 in 2019.
Entry into the Leaside market now requires buyers to spend $1.1 million for a semi-detached home and at least $1.4 million for a detached home. Buyers continue to look for homes in the coveted midtown area while low inventory persists as a key catalyst of competitive bidding.
