2021 brought 167 home sales in Leaside & Bennington Heights, up by 15.2% from 145 transactions in 2020. The 2021 sales returned an average of 11.3% more in the way of dollar value, with mean transaction values rising from $2,097,707 to $2,335,505. This year's sales included 131 detached homes, which returned average sale prices of $2,563,038. This marked a 11% increase compared to the 112 detached homes that sold for an average of $2,308,883 in 2020.
Last year’s most expensive home sale was a detached 4-bedroom, 5-bathroom home on a 59.09 x 98.83-foot lot with a private drive and garage on Lumley Avenue, which sold for $5,750,000 (98% of the asking price). The least expensive home sold in Leaside last year was a semi-detached home on Eglinton Avenue East which sold for $1,180,000 (91% of the asking price) and in its original condition.
Entry into the Leaside market now requires buyers to spend $1.2 million for a semi-detached home and at least $1.5 million for a detached home. Buyers continue to look for homes in the coveted midtown area while low inventory persists as a key catalyst of competitive bidding.

Monthly Update
December 2021 saw five homes change hands in Leaside & Bennington Heights, marking a 50% drop over the 10 sales that took place in December 2020. This year’s December transactions involved four detached and one semi-detached home. The average value of the five transactions came in at $1,994,600, marking a 2.8% decrease from December 2020 mean of $2,052,200.
All but one of the five properties sold at or above their listed prices last month. December 2021’s most valuable Leaside transaction featured a detached 4-bedroom, 4-bathroom home on a 33 x 135-foot Fleming Crescent lot with a private drive and garage. It sold for $3,120,000 or 106% of the original listing price. This was followed by a home on Sutherland Drive, which changed hands for $2,051,000 or 128% of the original listing price.
Last month, Leaside homes sold in an average of five days. The quickest sale was a Fleming Crescent property that was sold a day after it was listed, while the longest sale period was seven days.
As of December 28, 2021, there are two homes for sale in the Leaside & Bennington Heights area. They range in price from $2,188,000 for a detached home on Eglinton Avenue East (32 days on the market) to $3,399,000 for a detached home on Sutherland Drive (38 days on the market).
