Last year brought 134 home sales in Leaside & Bennington Heights, down by 19.8% from 167 transactions in 2021. The 2022 sales returned an average of 7.7% more in the way of dollar value, with mean transaction values rising from $2,335,505 to $2,515,280. This year's sales included 103 detached homes, which returned average sale prices of $2,776,454. This marked an 8.3% increase compared to the 131 detached homes that sold for an average of $2,563,038 in 2021. 

Last year’s most expensive home sale was a detached 4-bedroom, 4-bathroom home on a 70 x 228-foot lot with a private drive and built-in garage on Bennington Heights Drive, which sold for $7,030,000 (105% of the asking price). The least expensive home sold in Leaside last year was a semi-detached home on Randolph Road which sold for $1,275,000 (98% of the asking price).

Entry into the Leaside market now requires buyers to spend $1.3 million for a semi-detached home and at least $1.4 million for a detached home. Buyers continue to look for homes in the coveted midtown area while low inventory persists as a key catalyst of competitive bidding.

Monthly Update

As of January 4, 2023, there are eight homes for sale in the Leaside & Bennington Heights area. They range in price from $1,299,000 for a semi-detached home on Eglinton Avenue East (91 days on the market) to $4,595,000 for a detached home on Rykert Crescent (58 days on the market). This includes the six homes that have been listed for more than 30 days and the three homes that were listed in the month of December and has yet to sell for its current list price.

Last month, there was no home sale in Leaside & Bennington Heights.
