Monthly Update

In the Leaside neighborhood, a total of nine homes were recently sold, consisting of six detached homes and three semi-detached homes. The average value of these transactions last month was $2,273,693, marking a 27.5% increase from the mean average of $1,783,416 in July of the previous year.

Average units sold for Leaside semi-detached homes rose by 50% as of July 2023.

Out of the nine homes sold in July, four were sold at or above their initial asking prices. The highest-selling property was an elegant family detached 4-bedroom, 5-bathroom home on  Bessborough Drive on a 60 x 130  foot lot, private drive, and built in 1-car garage. It sold for $4,350,000, representing 95% of the asking price. Another notable sale was a detached property on Randolph Road East, which sold for $2,700,000, equivalent to 98% of the initial listing price.

Additionally, Leaside properties boasted an average market time of just thirteen days last month. The quickest sale happened in a mere 2 days for homes on Sutherland Drive, Astor Avenue, and Randolph East Road. In contrast, the longest sale took 51 days for a home on Bessborough Drive. However, six homes remained listed for over 30 days, and seven others listed in July are still unsold at their current prices.

Entry into the Leaside market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,580,000 for a detached home.
