Monthly Update

In the Leaside neighborhood, a total of nine homes were recently sold, consisting of seven detached homes and two semi-detached homes. The average value of these transactions last month was $2,522,778, marking a 19% decrease from the mean average of $3,113,057 in June of the previous year.

Average Days on the Market are up by  61.5% over last year in Leaside Homes

Out of the nine homes sold in June, five were sold at or above their initial asking prices. The highest-selling property was a meticulously maintained 4-bedroom, 6-bathroom home on Divadale Drive, with a 35.01 x 130 foot lot, private drive, and attached 1-car garage. It sold for $4,850,000, representing 90% of the asking price. Another notable sale was a detached property on Noel Avenue, which sold for an impressive $3,512,000, equivalent to 113% of the initial listing price.

Additionally, Leaside properties had an average market time of only fourteen days last month. The quickest sale occurred within just 1 day for a home on Airdrie Road. Conversely, the longest sale took 21 days for a home on Donegall Drive. However, three homes remained listed for over 30 days, and twelve others listed in June are still unsold at their current prices

Entry into the Leaside market now requires buyers to spend $1,430,000 for a semi-detached home and at least $1,580,000 for a detached home.
