Monthly Update

Twenty-three homes changed hands in Leaside & Bennington Heights last month, including 18 detached and five semi-detached homes. This marks a 27.8% increase over last April’s 18 home sales. The average value of this year’s 23 transactions increased to $2,114,187, an 18.2% jump over last year’s April mean of $1,788,794. Detached home values rose 14.5% over last April to reach an average of $2,344,239.

Year-To-Date Update

Over the first four months of 2019, 47 homes have changed hands in Leaside & Bennington Heights. This marks a 6.8% increase compared to the year-to-date April 2018 sales figures, which saw 44 completed transactions. Thirty-five detached homes have changed hands so far this year, with an average value of $2,147,897. This is an 11.8% increase compared to the average sale price of $1,921,097 for the 34 detached homes that changed hands in April of 2018. Semi-detached home sales increased by 11.1% compared to last year, rising from nine sales to 10. However, the average value dropped 0.7% from 2018, from $1,245,222 to $1,236,700.

Leaside & Bennington Heights monthly home sales up by 27.8% in 2019!

As of May 8, 2019, there are 32 homes on the market in the Leaside (C11) area, ranging in price from $1,069,000 for a semi-detached home on Laird Drive (2 days on the market) to $4,588,000 for an amazing detached home on Douglas Crescent (9 days on the market).

Last month, Leaside properties sold an average of 14 days after listing. One home on Heath Street East sold on the same day it was listed, while the longest lasted 79 days on the market. This doesn’t include the nine homes that have been listed for more than 30 days or the 11 homes that were listed in the month of April and are not selling at their current prices.

Thirteen homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 5-bedroom, 4-bathroom home on a 49.51’ x 240’ lot with a private drive and garage on Heath Street East. It sold for $4,895,000, or 100% of the original listing price. It was followed by a home on Brendan Road, which sold for $3,740,000 or 104% of the asking price.

Entry into the Leaside market now requires buyers to spend $1,200,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
