Monthly Update
Last month, 19 homes were given new owners in Leaside & Bennington Heights including 15 detached and four semi-detached homes. The average value of last month’s transactions was $2,336,169, marking a 7.8% drop over last year’s April mean of $2,535,000. Detached home values were also down last month, generating average sale prices of $2,563,133 from $3,155,000, for an 18.8% decrease over April of last year.
Year-To-Date Update
For the first four months of 2021, 50 homes have sold in Leaside & Bennington Heights. This marks a 78.6% increase compared to the year-to-date sales figures through April 2020.Forty detached homes have found new owners so far this year, with average sale prices of $2,615,312. This is a 16.5% jump over the 2020 year-to-date mean of $2,245,441. The average value of semi-detached homes also increased by 4.5% compared to the year-to-date mean through April 2020, jumping from $1,460,750 to $1,526,024.
Leaside & Bennington Heights home values up by 12.8% over last year
As of May 4, 2021, there are 20 homes on the market in the Leaside (C11) area, ranging in price from $899,000 for a semi-detached home on Donegall Drive (11 days on the market) to $7,490,000 for a detached home on Moorehill Drive (7 days on the market).
Last month, Leaside properties sold at an average of 7 days after listing. A Cameron Crescent home sold on the day it was relisted, while the longest remained on the market for 13 days. This doesn’t include the seven homes that have been listed for more than 30 days or the eight homes that were listed in the month of April and are not selling at their current prices.
Fifteen of the 19 homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 50 x 127.66-foot lot with a private drive on Douglas Crescent. It sold for $4,700,000 which was 108% of the asking price. This was followed by another detached home on Parkhurst Boulevard which sold for $4,075,000 which was 105% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,400,000 for a semi-detached home and at least $1,900,000 for a detached home.
