Monthly Update
Last month, 13 homes were given new owners in Leaside & Bennington Heights including 11 detached and two semi-detached homes. The average value of last month's transactions was $2,178,398, marking a 34.9% increase over last year’s August mean of $1,614,357. Detached home values were also up last month, generating average sale prices of $2,340,471, for an 18.2% increase over August of last year.
Year-To-Date Update
For the first eight months of 2020, 101 homes have changed hands in Leaside & Bennington Heights. This marks a 12.9% decline compared to the year-to-date August 2019 sales figures, which saw 116 completed transactions. Seventy-eight detached homes have changed hands so far this year, with an average value of $2,309,701. This is a 6.7% increase compared to the average sale price of $2,165,570 for the 83 detached homes that changed hands through August of 2019. Semi-detached home sales dropped 31% compared to last year, decreasing from 29 sales to 20. However, the average value of semi-detached homes increased by 11.1% from 2019, rising from $1,222,069 to $1,357,455.
Home values up by 7.6% over last year in Leaside & Bennington Heights!
As of September 1, 2020, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $1,799,000 for a detached home on Bessborough Drive (11 days on the market) to $4,250,000 for an amazing detached home on Donegall Drive (92 days on the market).
Last month, Leaside properties sold at an average of nine days after listing. A Divadale Drive home sold on the day it was listed, while the longest remained on the market for 47 days. This doesn’t include the five homes that have been listed for more than 30 days or the eight homes that were listed in the month of August and are not selling at their current prices.
Ten of the 13 homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 40 x 113-foot lot with a private drive and garage on Randolph Road. It sold for $3,050,000 which was 105% of the asking price. It was followed by a detached home on Southvale Drive which sold for $2,882,000 which was 99% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,100,000 for a semi-detached home and at least$1,400,000 for a detached home.
