Monthly Update
Last month, eight homes were given new owners in Leaside & Bennington Heights including six detached and two semi-detached homes. The average value of last month’s transactions was $2,192,513, marking a 1.7% drop over last year’s August mean of $2,229,941.
Year-To-Date Update
For the first eight months of 2021, 124 homes have sold in Leaside & Bennington Heights. This marks a 21.6% increase compared to the year-to-date sales figures through August 2020. Ninety-seven detached homes have found new owners so far this year, with average sale prices of $2,562,240. This is a 10.6% jump over the 2020 year-to-date mean of $2,317,173. The average value of semi-detached homes also increased by 11.9% compared to the year-to-date mean through August 2020, jumping from $1,357,455 to $1,518,782.
Leaside & Bennington Heights home values up by 10.6% over last year
As of September 1, 2021, there are five homes on the market in the Leaside (C11) area, ranging in price from $1,488,000 for a semi-detached home on Laird Drive (47 days on the market) to $3,699,000 for a detached home on Broadway Avenue (44 days on the market).
Last month, Leaside properties sold at an average of 27 days after listing. A Thursfield Crescent home sold three days after it was listed, while the longest remained on the market for 100 days. This doesn’t include the four homes that have been listed for more than 30 days or the only home that was listed in the month of August and is not selling at its current price.
Four of the eight August home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30 x 124-foot lot with a private drive on Sutherland Drive. It sold for $2,890,000 which was 96% of the asking price. This was followed by another detached home on Randolph Road which sold for $2,750,000 which was 95% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
