Monthly Update
Last month, eight homes were given new owners in Leaside & Bennington Heights, including six detached, one semi-detached, and one attached home. This is the same number of homes sold from the same month of last year. The average value of last month’s transactions was $1,986,625, marking a 9.4% decrease over last year’s August mean of $2,192,513.
Year-To-Date Update
For the first eight months of 2022, 100 homes have sold in Leaside & Bennington Heights. This marks an 19.4% drop compared to the year-to-date sales figures through through August of last year. Seventy-eight detached homes have found new owners so far this year, with average sale prices of $2,875,694. This is a 12.2% increase over the August 2021 year-to-date mean of $2,562,240. The average value of semi-detached homes also increased by 14.6% compared to the year-to-date mean through August 2021, jumping from $1,518,782 to $1,740,732.
Home values up by 11.4% over last year in Leaside & Bennington Heights!
As of September 1, 2022, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $1,399,900 for a relisted semi-detached home on Kenrae Road (10 days on the market) to $4,100,000 for a detached home on True Davidson Drive (72 days on the market).
Last month, Leaside properties sold at an average of 16 days after listing. A Brentcliffe Road home sold a day after it was listed, while the longest remained on the market for 58 days. This doesn’t include the two homes that have been listed for more than 30 days or the eleven homes that were listed in the month of August and are not selling at their current prices.
Two of the eight August home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 6-bathroom home on a 90.06 x 108.4-foot lot with a private drive and built-in garage on True Davidson Drive. It sold for $3,455,000 which was 97% of the asking price. This was followed by another detached home on Donegall Drive which sold for $2,525,000 which was 101% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,500,000 for a semi-detached home and at least $1,400,000 for a detached home.
