Monthly Update
Last month, 10 homes were given new owners in Leaside & Bennington Heights including nine detached and one semi-detached home. The average value of last month’s transactions was $2,848,450, marking a 33.6% increase over last year’s February mean of $2,132,570. Detached home values were also up last month, generating average sale prices of $2,955,167 from $2,199,300, for a 34.4% increase over February of last year.
Year-To-Date Update
For the first two months of 2021, 15 homes have sold in Leaside & Bennington Heights. This marks an 11.8% decrease compared to the year-to-date sales figures through February 2020. Twelve detached homes have found new owners so far this year, with average sale prices of $2,866,792. This is a 31.2% jump over the 2020 year-to-date mean of $2,184,621. The average value of semi-detached homes also increased by 6.5% compared to the year-to-date mean through February 2020, jumping from $1,516,000 to $1,614,500.
Home values up by 9.5% over last year in Leaside & Bennington Heights!
As of March 1, 2021, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $1,488,000 for a semi-detached home on Laird Drive (38 days on the market) to $3,500,000 for an amazing detached home on True Davidson Drive (20 days on the market).
Last month, Leaside properties sold at an average of five days after listing. A Donegall Drive home on the day it was relisted, while the longest remained on the market for 9 days. This doesn’t include the six homes that have been listed for more than 30 days or the seven homes that were listed in the month of February and are not selling at their current prices.
Seven of the ten homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 59.09 x 98.83-foot lot with a private drive and garage on Lumley Avenue. It sold for $5,750,000 which was 98% of the asking price. This was followed by another detached home on Hanna Road which sold for $4,150,000 which was 104% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,400,000 for a semi-detached home and at least $2,500,000 for a detached home.
