Monthly Update

Last month, six homes were given new owners in Leaside & Bennington Heights, including five detached and one semi-detached home. The average value of last month’s transactions was $2,360,833, marking an 11.8% drop over last year’s January mean of $2,675,900.

Leaside & Bennington Heights home values up by 7.3% over last year!

As of January 31, 2023, there are 10 homes on the market in the Leaside (C11) area, ranging in price from $1,299,000 for a semi-detached home on  Eglinton Avenue East (118 days on the market) to $3,999,000 for a detached home on Randolph Road(just listed).

Last month, Leaside properties sold at an average of 16 days after listing. A Donegall Drive home sold two days after it was listed, while the longest remained on the market for 69 days. This doesn’t include the four homes that have been listed for more than 30 days or the six homes that were listed in the month of January and are not selling at their current prices. 

Half of the January home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 40 x 155-foot lot with a private drive and built-in garage on Rykert Crescent. It sold for $4,335,000 which was 97% of the asking price. This was followed by another detached home on Donegall Drive which sold for $2,370,000 which was 105% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend  $1,300,000 for a semi-detached home and at least $1,400,000 for a detached home.
