Monthly Update
Last month, twenty-six homes were given new owners in Leaside & Bennington Heights including 22 detached and six semi-detached homes. The average value of last month's transactions was $1,912,004, marking a 2.7% increase over last year’s July mean of $1,862,600. Detached home values dropped last month, generating average sale prices of $2,020,318, for a 1.6% decrease over July of last year.
Year-To-Date Update
For the first seven months of 2020, 87 homes have changed hands in Leaside & Bennington Heights. This marks a 20.2% decline compared to the year-to-date July 2019 sales figures, which saw 109 completed transactions. Sixty-six detached homes have changed hands so far this year, with an average value of $2,317,992. This is a 6.6% increase compared to the average sale price of $2,174,934 for the 79 detached homes that changed hands through July of 2019. Semi-detached home sales dropped 30.8% compared to last year, decreasing from 26 sales to 18. However, the average value of semi-detached homes increased by 10.7% from 2019, rising from $1,233,154 to $1,365,283.
Leaside & Bennington Heights home values up by 6% over last year!
As of August 3, 2020, there are 26 homes on the market in the Leaside (C11) area, ranging in price from $1,199,000 for a detached home on Laird Drive which has been relisted (10 days on the market) to $4,250,000 for an amazing detached home on Donegall Drive (63 days on the market).
Last month, Leaside properties sold at an average of 16 days after listing. A Sutherland Drive home sold on the day it was listed, while the longest remained on the market for 69 days. This doesn’t include the seven homes that have been listed for more than 30 days or the five homes that were listed in the month of July and are not selling at their current prices.
Twelve of the twenty-six homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 31 x 135-foot lot with a private drive and garage on Divadale Drive. It sold for $3,100,000 which was 97% of the asking price. It was followed by a detached home on Southvale Drive which sold for $2,668,000 which was 95% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,100,000 for a semi-detached home and at least$1,400,000 for a detached home.
