Monthly Update
Last month, eight homes were given new owners in Leaside & Bennington Heights. All were detached homes. The average value of last month’s transactions was $2,404,000, marking a 26.9% jump over last year’s July mean of $1,893,930.
Year-To-Date Update
For the first seven months of 2021, 116 homes have sold in Leaside & Bennington Heights. This marks a 31.8% increase compared to the year-to-date sales figures through July 2020. Ninety-one detached homes have found new owners so far this year, with average sale prices of $2,573,761. This is an 11.7% jump over the 2020 year-to-date mean of $2,304,649. The average value of semi-detached homes also increased by 10.7% compared to the year-to-date mean through July 2020, jumping from $1,365,283 to $1,511,384.
Home values up by 11.3% over last year in Leaside & Bennington Heights
As of August 4, 2021, there are 12 homes on the market in the Leaside (C11) area, ranging in price from $999,000 for a semi-detached home on Laird Drive (19 days on the market) to $6,790,000 for a detached home on Moorehill Drive (50 days on the market).
Last month, Leaside properties sold at an average of eleven days after listing. A Donegall Drive home sold three days after it was listed, while the longest remained on the market for 34 days. This doesn’t include the seven homes that have been listed for more than 30 days or the five homes that were listed in the month of July and are not selling at their current prices.
Six of the eight July home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 37.4 x 143.41-foot lot with a private drive and garage on Brentcliffe Road. It sold for $3,820,000 which was 96% of the asking price. This was followed by another detached home on Tanager Avenue which sold for $2,650,000 which was 120% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,600,000 for a detached home.
